Re: CASH FLOW ZONE investment properties. NOT on MLS!
Lee,
I live in this city and I know the area well. I also use to work the exact building that is listed, it used to be a business building, then they converted them into condo's.
Also, another comment I would like to make on these particular units, not that I have seen them or the conditions that accompany the sale, but I passed by a realtor's office today I noticed in the window that a condo unit not far from this site sold for $149,999, approx. The street it was on has a high tenancy rate, loaded with past known bed bugs issues but still sold - as a rental property.
This being said, the asking rate for the 2 above units are quite in par with the area. The building the 2 units are in, from my understanding, does NOT have a history of bed bugs - so relief can be felt on that subject, lol. How I know this is because my roommate used to service dwellings that had bed bugs. It was his job to treat the units/homes. He and I had quite the lengthy conversation around what areas in the city were 'infested' with these awful things.
I know that if I was able to, I probably would consider viewing them and the possibilty of investing. They are relatively new condos, -10 years old I think?
And...just putting it out there...if you need a PM there...I am open for suggestions (now that I know enough about the darn RTA, by laws, PS, etc. lol).
